1. Advertising platform only
TexList is an advertising platform only. TexList is not a licensed real estate broker, agent, or salesperson, and nothing on this site constitutes brokerage services. TexList does not negotiate, solicit, or participate in real estate transactions, does not represent buyers, sellers, landlords or tenants, and does not receive commissions on any transaction. All communication and negotiation happens directly between listers and interested parties.
2. Listing accuracy
All listing content — including price, square footage, lot size, zoning, year built, photos, availability and contact details — is submitted by the lister. All listing accuracy is the sole responsibility of the lister. TexList does not verify, endorse, inspect or guarantee any listing or any statement made by a lister.
3. Independent verification and due diligence
Buyers and listers are responsible for verifying all property details independently and for conducting their own due diligence, including title, survey, zoning, environmental, structural, financial and legal review. You should retain your own licensed professionals — broker, attorney, inspector, appraiser and accountant — before entering any transaction.
4. Lister obligations
Listers must have the legal right to advertise the property, must keep listings current, and must comply with all applicable laws, including fair housing and advertising rules and Texas real estate licensing requirements where they apply. Discriminatory listings or advertising are prohibited and will be removed.
5. Fees
Browsing and inquiring are free and require no account. During the current pilot, publishing a listing is also free. TexList intends to introduce a flat monthly subscription for listers; pricing and terms will be disclosed before any charge.
6. Disclaimer and limitation of liability
The site and all listings are provided "as is" without warranties of any kind. To the maximum extent permitted by law, TexList is not liable for any loss arising from reliance on listing information, from dealings with any lister or buyer, or from use of the site.
7. Changes
We may update these terms. Continued use of TexList after an update constitutes acceptance of the revised terms.
